Result of Bubble Burst
After the burst of the real estate bubble, home values decreased across the U.S. But here in Florida, property values declined 12.7% in ONE YEAR.
South Florida seems to have felt the brunt of these lowered values, representing a 19.4% decline in Miami-Dade County and a 15.1% decline in property values in Broward County.

The county property appraisers have factored these declines in determining the assessed value of your property for 2010. However, how could they possibly assess the true market value of each property in each county. Florida law states that the property appraisers for each county only need to visit a property once every five years. Further, the decline in assessed values for many counties does not match the decline in property values.
